Since FBSOs do not normally have access to this marketing tool, FBSOs are at a distinct disadvantage in reaching a large pool of potential buyers. In addition, Realtors® will have a network of investors and financial institutions that can be contacted. This is an important resource, because buyers are essential. No matter how nice the house is, or how reasonable the price may be, the house must be marketed to potential buyers.
Second, correct pricing is important. FSBOs may overprice their property resulting in their home not selling. On the other hand, they may under price their home and shortchange themselves. Statistics suggest that FSBOs receive about 15% more for their homes, when they finally employ the services of a Realtor®.
Third, negotiating may be difficult. Many buyers are reluctant to seriously negotiate with a FSBO seller directly. In addition, by utilizing a Realtor®, the seller can minimize the natural emotional tension associated with negotiating the selling price of a home. This may be an important factor for the seller, because a home is full of memories. Therefore, many homeowners may see haggling over price as disrespect for a place that is very special to them. When a homeowner utilizes a Realtor®, the discomfort of negotiations can be minimized.
Fourth, when FSBOs try to sell their own home, legal entanglements are common. Legal documents and disclosures are numerous and can be overwhelming. Expertise in all phases of a real estate transaction is vital. Realtors® are experienced with buying and selling real estate and have the legal resources to address any problems that may arise.
In conclusion, selling a home can be one of the most important financial decisions a person can make. By hiring a Realtor®, a homeowners can rest assured that their home will be marketed properly and sold at the maximum market price.
